STRATEGIC LOCATION for multitude of commercial and mixed use options in the heart of the developing East Boone business corridor zoned B3. This site has frontage on US 421 South and Old East King Street with current ingress/egress on both sides and facing the intersection with traffic light (future ingress/egress will depend on whatever buyer's future development plans require). In addition to high visibility, this site is right in the path of enormous traffic flow (nearby business, apartments, recreation, Watauga High School, etc.) with amazing income producing potential for the right end user. US 421 South traffic counts are 36,000 AADT per NCDOT data. The topography slopes inward/downward and includes a drainage easement/culvert/stream that purchaser will need to include in their development plan and consult with environmental engineer to mitigate as common for this type of site. Site has purposely never been filled as the end user's project will dictate the level of fill/compaction required in alignment with structure(s) to be built. The existing house structure has no contributory value. Owner financing possible for qualified buyer.
