~~I wanted to take a minute and write an e-mail on how much my BIC, Kim Overman assisted me this last week. Kim always has excellent, relevant, sales meetings but in the last few weeks they have been especially topical as we have been discussing multiple offer situations and when an offer is truly accepted.
This past week I was lucky enough to list a town home in Fort Mill which, as expected, had multiple offers the day it was listed. After presenting the offers to my client and verbally accepting an offer with the other agent, we received another, better offer which my client wanted to take more than the one we had verbally accepted.
Thanks to Kim's meetings and guidance, I knew what we could legally accept and was able to guide my client to accept the "other" offer. My clients were thrilled to get a list price, all cash (no appraisal) offer but the agent that I had verbally committed to was of course unhappy. I immediately relayed the situation to Kim (on a Sunday) and she not only had my back, but told me she would contact the other agent and would smooth things over. I have told this story to agent friends who work for companies other than Allen Tate and they are in awe that BIC's not only educate you on the laws (so you don't get bullied by other agents) but go to bat for you when other agents don't fully understand when an offer is legally under contract. I know that my clear understanding of the SC Real Estate Law made a difference as my seller client is thrilled with the outcome of our contract negotiation.
I am so thannkful our BIC is so informed and engaged in our office!
